Job Summary:
* Assistance in day-to-day monitoring of maintenance tasks (reactive and preventive) in close liaison with the assigned IFM contractor.
* Assist with site visits, inspections, and audits.
* Assistance in implementation of property plans and tactics to effectively manage facilities activities related to the assigned portfolio to ensure investment protection, business continuity, cost management, and rightsizing the portfolio to meet present demands.
* Build a sustainable database of landlord and managing agents for the Italy portfolio and further extend to Continental Europe sites.
Key Responsibilities:
* Assists with the scheduling of regulatory required tasks by site.
* Maintain sustainability database.
* Actively participate in the implementation of energy management strategy at facilities.
* Updates and/or creates required database information with facility master data.
* Manages reactive maintenance tasks with the IFM contractor to ensure on-time delivery.
* Requests and manages RFQ for facilities requirements.
* Assists facility manager with Cost/Value assessments for all activities.
* Monitors and enforces Soft Services routines and measures service delivery quality.
* Effectively communicates with and maintains the highest degree of relations between the Company and all levels of supplier personnel.
* Buils strong relationships with internal customers in order to meet defined objectives.
* Identifies opportunities and implements actions to continually reduce wasted time, money, and resources from assigned tasks.
* Complies with all Schlumberger and local procedures applicable to the job function.
* Intern Student may be assigned other duties in addition to or in lieu of those described above, per the needs of the location or Company.
Deliverables:
* Ensure compliance with life appliance inspections.
* Database all landlord and managing agents information.
* Schedule for rent/rates payments by site (spend management).
* Site inspections.
* Compile Scope of Works documents for remedial and upgrade works projects.
Performance Metrics:
* Regulatory inspection compliance by site.
* Preventive and Reactive maintenance performance.
* Scope 1 where applicable and scope 2 emission reduction YOY.
* Facility database accuracy.
Qualifications:
* Degree and qualification level - Business Management BSc.
* Analytical Skills, advanced understanding of Microsoft Excel.
* Excellent written and verbal communication skills English/Italian.
