Our client is seeking a highly analytical and detail-oriented Project Controller to join their team based in Europe. You will play a crucial role in monitoring and managing the financial aspects of their real estate development projects, while working closely with the project development team to ensure financial efficiency and accountability throughout the project lifecycle.
Key Duties & Responsibilities
* Develop, maintain, and update project budgets.
* Monitor and analyze project expenditures to ensure alignment with the approved budget.
* Communicate potential issues and resolutions to the project development team on time.
* Produce periodic budget, cost, and cash flow reports, incl. variance analysis and cost-to-complete forecasts.
* Manage and review quarterly project management reports and perform reconciliations between accounting and construction software systems.
* Conduct financial assessments and risk analysis.
* Prepare detailed financial reports for project stakeholders.
* Review end-of-year financial statements and liaise with auditors.
* Prepare and review financial models to support debt underwriting and financing efforts.
* Manage monthly project funding, including equity, buyer deposit and loan draw packages.
* Monitor adherence to all debt requirements and covenants.
* Oversee the prompt and accurate processing of contracts, change orders, and vendor invoices in the construction/accounting software.
* Ensure contract compliance, proper backup documentation, and appropriate budget cost code allocation.
* Coordinate periodic reconciliations with accounting.
* Work closely with project development team, accountants, and other team members to ensure financial transparency.
Qualifications
* Bachelor’s degree in Finance, Accounting, Business Administration, or a related field.
* Proven experience in cost control, financial analysis, or accounting, preferably in real estate.
* Strong analytical and problem-solving skills.
* Proficiency in financial management software and Microsoft Office Suite.
* Excellent organizational and multitasking abilities.
* Strong written and verbal communication skills.
* Attention to detail and a high level of accuracy.
* Familiarity with real estate development processes and terminology.
